According to experts, 10 to 20 years is often considered old when it comes to HVAC units, and once it reaches this age, it’s rare for such a system to continue working in an effective manner. As such, if the HVAC unit is more than a few decades old and you intend to purchase the home, be prepared to replace it sooner rather than later.

Energy efficiency level. In addition to the age, heating and air experts also recommend that you check the energy efficiency level of your potential home’s HVAC unit. When doing this, make sure that the unit’s Seasonal Energy Efficiency Ratio (SEER) is as high as possible, as this means that the unit has a high level of energy efficiency that can decrease your monthly energy bills. If the unit’s SEER ratio is  low, on the other hand, consider having it replaced instead.

Repair & Maintenance Requirements

Finally, you should also check the maintenance record of the home’s HVAC unit before finalizing the deal. This is because some units require more repairs than maintenance, and this can be a drain on your finances in the long run. With that in mind, if you don’t want to deal with repeated repairs, consider having the unit replaced instead, which will save you a significant amount in the long run.
